You can’t travel very far in the Phoenix metro area without encountering the Valley Metro Light Rail. It has grown leaps and bounds since 2008 with only 20 miles of track.  Valley Metro intended on providing public transportation for central and downtown Phoenix, and the downtown and ASU areas of Tempe.  Today it stretches to downtown Mesa and will provide service to Glendale and Paradise Valley. Clearly, the Light Rail is making an impact on the real estate market by incentivizing residents to take convenient public transportation in lieu of driving their cars.

Visions of sprawled desert cities connecting like other metropolitan cities around the world have encountered opposition. Since it’s conception in the late 1980’s, funding has been critical. The federal transit program provided 50 percent with the remainder coming from taxpayers. Although many oppose the heightened tax and inconvenience of construction, studies now show that real estate near Metropolitan light rail systems increased from 4 to 40 percent depending on access to concentrated employment and entertainment. The project is clearly an investment in the future of the growth of the Phoenix and it’s surrounding supportive cities.

The Valley Metro Light Rail serves a myriad of commuters who work, go to school or patron businesses along the route. Living near the rail has become ideal for many and this will expand as does the service area. The Northwest Extension opened on March 19, 2016, expanding service on 19th Ave from Montebello to Dunlap to serve 5,000 riders per day. Central Mesa extension opened at the end of 2015 and discussions for future extensions include Northeast Phoenix (AZ-51 to Paradise Valley Mall), Glendale (Loop 101 to University of Phoenix Stadium) and Tempe South (Mill Ave).
