PARADISE VALLEY HOME STATS To April 2016
During the first four months of 2016, 89 Paradise Valley homes transferred to new owners. This compares almost exactly to 2015 at 86 homes, indicating similar demand, year on year. The month of May is traditionally the peak sales month and I suspect that we will see this fact repeat itself this year. Inventory is high with 422 homes currently available making this a “Buyer’s” market. However, pricing is holding steady. Average price per sq ft for the first four months of this year was $364.27, a slight increase on the last three months of 2015 at $359.83. The recent high point was in Feb 2015 which attained $388.07 per sq ft. As can be seen from the graph, it wavered a little and took slight drop to settle around the $364 mark.
